Before the Closing
A few days before your scheduled signing, your lender or title company will send a closing disclosure (for buyers using financing) or a settlement statement. Review these documents carefully. Any discrepancies in loan amounts, closing costs, or property details need to be resolved before the signing appointment, not during it.
Bring a valid, unexpired government-issued photo ID. If funds are required at closing, confirm the wire transfer or certified check requirements with your title company in advance. Personal checks are not accepted at most closings.
The Signing Appointment
A certified loan signing agent from Gulf Coast Notary Pros will guide you through the package. For a standard residential purchase, expect to sign and initial 30–50 locations across 100+ pages. The signing agent will:
- Verify your identity before any document is signed
- Walk through each document and indicate exactly where signatures and initials are required
- Notarize the documents that legally require notarization
- Flag any missing information or discrepancies for you to address before the package is submitted
The signing agent's role is to facilitate, not advise. Questions about loan terms, interest rates, or the meaning of legal clauses should go to your lender or attorney before the closing appointment, not during it.
After the Signing
Once all documents are signed and notarized, the package is returned to the title company or lender for processing. For purchases, funding and recording typically follow within 1–2 business days. For refinances, a three-day right of rescission period applies before disbursement.
